HDB Resale Price in October 2020 Property Transaction
In October 2020, the HDB resale price increases by 1.2 percent, and a total of 13 resale flats are transacting at the million-dollar mark.
The mature estates, prices rose by 1.2 percent while the non-mature estates rose by 1.1 percent as compared to the previous month in September 2020.
By room type, all prices increased as follows as compared to September 2020:
- 3 rooms flat prices increase by 1.3 percent
- 4 rooms flat prices increase by 1.2 percent
- 5 rooms flat prices increase by 0.5 percent
- Executive flat price increase by 1.0 percent
Based on SRX HDB Resale PPI (Property Price Index), the prices in October 2020 increase by 4.5 percent year-on-year (y-o-y). But October 2020 prices are 10.4 percent lower than the all-time peak in April 2013.
In term of rooms types, the y-o-y prices are higher in October 2020 as compared to October 2019, below is the summary:
- 3 rooms flat price increase by 3.4 percent
- 4 rooms flat price increase by 4.8 percent
- 5 rooms flat price increase by 3.3% percent
- Executive flat price increase by 2.4% percent
The y-o-y prices between Mature and Non-mature estates also rose by 2.6 percent and 5.7 percent respectively.
HDB Resale Volume in October 2020 Property Transaction
HDB resale volume drop by 2.1 percent in October 2020 as compared to September 2020. But it is still considered strong sales with a total of 2,436 HDB resale homes being transacted.
Comparing year-on-year, the resale volume in October 2020 is about 10.1 percent higher than in 2019.
In terms of HDB room types, the breakdown of unit type sold in October 2020 as compared to the previous month in September 2020 is as follows:-
3-room flats: 20.8 percent
4-room flats: 41.5 percent
5-room flats: 26.4 percent
Executive Apartment: 9.6 percent
2-room and multi-Gen flat contributed 1.7 percent.
HDB Resale Transaction October 2020 Highest Transacted Price
In October 2020, the highest transacted home goes to a DBSS unit at Natura Loft, recorded at $1,208,000 for a 5-room unit.
An Executive Maisonette unit in the non-mature estates was recorded the highest transacted price at Jurong East St 21 at $820,000.
A record-high number of million-dollar homes were transacted in a single month in October 2020 with a total of thirteen HDB resale homes were transacted above $1,000,000.
HDB Resale October 2020 Property Transaction Overall Median
In October 2020, the over median transactions over x-value (T-O-X) is +$3,000, increasing compared to September 2020.
In term of unit type, the T-O-X are as follows:
- 3 room flat register +$1,000
- 4 room flat register +$4,000
- 5 room flat register +$4,000
- Executive flat register -$1,000
Yishun has the highest median T-O-X recorded +$10,000 in October 2020, followed by Geylang and Jurong West, each recorded +$7,000.
The lower median T-O-X goes to Ang Mo Kio and Clementi, with the median at -$7,000, followed by Queenstown recorded at -$6,100.

Private Non-landed Resale Price in October 2020 Property Transaction
The private non-landed residential resale prices in CCR, RCR, and OCR have increased by 0.5 percent, 1.0 percent, and 0.8 percent in October respectively.
The month-on-month prices were 0.8 percent increase over September 2020, and the year-on-year was 0.7 percent increase over October 2019.
The year-on-year prices in RCR and OCR were 0.9 percent and 1.9 percent increase, respectively, while CCR recorded a decline again of 2.9 percent in October 2020.
Private Non-landed Resale Volume in October 2020 Property Transaction
There were an estimated 1,509 homes change hand in October 2020, which translated to a 21.6 percent increase in volume compared to 1,241 units in September 2020.
Year-on-year, the volumes are 72.9 percent higher as compared in October 2019. It is also 78 percent higher than the 5-year average volumes for October 2020.
The volumes in each region in OCR, RCR, and CCR were 58 percent, 25.3 percent, and 16.8 percent, respectively.
Private Non-landed Resale Highest transaction in October 2020 Property Transaction
The man behind the self-named British consumer electronics company Dysons sold his 3-storey Singapore penthouse at Wallich Residence at a loss of $62m. It was recorded as the highest transacted price in October 2020.
The highest recorded resale price in RCR is at Reflections at Keppel Bay, which were resold for $9.1 Million.
In OCR, the home sold with the highest resale price is at Costa Del Sol, which were transacted at $2.9 Million.
Private Non-landed Resale Overall Transaction Over x-Value (T-O-X) in October 2020 Property Transaction
The overall transaction over x-value (T-O-X) is $0 in October 2020. This means there’s no change as compared to September 2020.
The highest median T-O-X is in District 11 which recorded a +$9,000, followed by District 12 which recorded at +$8,000 T-O-X.
The lower median T-O-X is in District 2 which recorded a -$13,000, followed by District 5, which recorded -$10,600.
