Development Details of Parc Clematis

Parc Clematis is a 99-year leasehold new launch condominium development. It was acquired by SingHaiYi Group through a collective sales in Jan 2018 at a price tag of SGD$840.9 million on the former Park West condominium.

The land area is approximate 633,644 square feet, with a plot ratio of 2.1. The developer also applied to Singapore Land Authority (SLA) to top up the remaining lease back to a 99-year leasehold. The expected TOP date or date of vacant possession for Parc Clematis is Sept 2023.

Parc Clematis comprises a wide range of units types, which includes 1,450 apartments from one bedroom to five bedrooms, spread across nine towers of 24 stories high, twelve strata terraces, and six strata bungalows.[/vc_column_text][vc_single_image image=”5289″ img_size=”full” add_caption=”yes” alignment=”center” el_class=”corner-image”][vc_column_text]Parc Clematis residents will get enjoy the communal living with approximately 400,000 sqft of facilities cater to all. The developer makes the extra effort to provide sufficient facilities for its resident. You will find a wide range of facilities to relax and enjoy.

The resident will get to enjoy not 1 but 3 lap pools plus a main unique beach pool as well.[/vc_column_text][vc_single_image image=”5302″ img_size=”full” add_caption=”yes” alignment=”center” el_class=”corner-image”][vc_column_text]All the tower blocks are tilted towards the North-South orientation to avoid direct expressway facing, and as it is North-South orientation, this means that the apartment does not get warm afternoon sun.

But the downside is that the site is close to Ayer Rajah Expressway (AYE) and the busy Clementi Ave 6, which serves as a linkway between the expressway AYE and PIE. Thus some of the units facing south may get some traffic noise.[/vc_column_text][/vc_column][/vc_row][vc_row][vc_column][vc_column_text]

The Clementi Mall, Central Mall @ Clementi, Clementi Central, Supermarket, Clementi Bus Interchange, and Clementi Polyclinic are also within the vicinity.

Parc Clematis is another full-fledged new condominium with its apartments, mainly in the North-South orientation. It comes with a wide range of facilities including a unique main beach pool, three-lap pools, two tennis courts and many more.

It is in between 2 commercial nodes, which will generate a steady rental demand in the surrounding area. It is also close to Clementi MRT station, where you can find lots of amenities, shop houses, eateries, and many more.

Although the psf is higher in the surrounding area, its entry quantum is lower as compared to the surrounding development. Its in-turn might give you better rental yield should you rent the same rate as other is renting.

But do bear in mind that it is also close to AYE and the busy Clementi Ave 6 road which link driver between AYE and PIE.
