I understand that you are in midst of making a major decision in selling or buying property and you need to find the right housing agent to assist you. Let’s get connected for a short non-obligation discussion for you to find out more about me first.
2. Initial Planning Session
I need to know your initial plan before I can give you a customized proposal to execute. By knowing what you need, it makes us be more efficient and get things done much faster.
I will prepare a Comparative Market Analysis (CMA) report to keep you updated on the current market (HDB resale price or private property resale price) and go through the necessary financial aspect (Housing loan, usage/refund of CPF saving) in selling and buying property.
3. FREE Indicative Valuation (from 3 different sources)
I will get you FREE indicative valuation from 3 different sources for your property so that you are well informed on what to set the right sale price.
4. Preparing Your Home For Sale
I always believe in First Impression. As such, before putting up your home for sale, I will advise and guide you on what to do beforehand to get your home ready.
Thereafter, we are good to proceed with photos, videos, and virtual tour taking of the property.
5. Advertisement and Viewing
Your home will be listed in ALL the major property portals online for maximum exposure. Besides that, the listing will be sent to an internal agent network to expand the reach out.
To save your time, I will arrange the qualified potential buyers to view your property.
6. Viewing and Offers Review
All viewings appointments will be constantly updated to you and most importantly, I will review all buyer’s offers together with you and negotiate the best possible price on your behalf.
7. What Happened After You Have Accepted The Buyer’s Offer?
After you have granted an option to purchase (OTP) to the buyer, you have officially sold your property.
I will handle all the paperwork for you, and I will ensure all the processes are well taken care of until you hand over the property to the new owner.
Also, at the same time, I will trigger to execute the next plan based on the initial proposal that I have proposed to you. Please note that every home sale/purchase is unique; thus, no single plan works for all. Therefore, I need to assess for you before I even trigger the initial plan.
